A property inspection, done properly, is a structured sequence.

The process

  • ·Define inspection objectives — pre-lease, pre-purchase, condition assessment, or listing verification.
  • ·Confirm location — verify the address actually corresponds to the property before any visit is scheduled.
  • ·Prepare a checklist — objectives translated into a specific list of what will be examined and photographed.
  • ·Visit the site at an agreed time.
  • ·Capture appropriate evidence — photographs and video covering the checklist.
  • ·Record observations — condition, discrepancies from the listing, anything that warrants a closer look.
  • ·Prepare a report — organised, written, matched against the original objectives.
  • ·Identify limitations — what the inspection could confirm, and what it couldn't.

  • ·Objective of the inspection
